If you own a lot — or you’re about to buy one — you don’t have to settle for a builder’s subdivision and a plan from a catalog. Hearthstone Home & Design builds one-of-a-kind homes on private land across Fairfield, Hocking, Perry, Pickaway and Licking counties. We start by walking your property, not by handing you a brochure. Then our design and construction team handles everything from soil testing and septic layout to permits, financing and final finishes.

Free lot evaluation

Before you commit, we walk the property and assess access, slope, drainage and placement. You'll know what your land can hold before you spend a dollar on plans.

Soil and foundation guidance

Central Ohio soil varies dramatically from one parcel to the next. We coordinate soil testing early so your foundation is specified correctly the first time.

Septic and well planning

Rural lots rarely have city sewer or water. We help coordinate septic design, soil evaluation and well placement so your system fits the site and the home.

Zoning and setback navigation

Zoning in Fairfield County is set by individual townships, not the county. We know which office to call and what your parcel actually allows.

Design built for your site

A plan that works on a flat lot may fight a hillside. We shape the floor plan around your topography, views, sun and driveway approach.

Driveway and utility coordination

Long drives, culverts, electric runs and propane placement all carry real cost. We identify them up front instead of discovering them mid-build.

Construction loan support

We connect you with lenders who understand build-on-your-land financing, and we provide the estimates and plans they need to move.

The best time to involve a builder is before you sign. We’ll meet you at the property and look at the things that quietly decide your budget — where the driveway can go, how far utilities have to run, whether the slope forces a walkout, and what the township will and won’t allow. If a lot has a problem, you’ll hear it from us first.

Outside village limits, the home is only part of the project. Septic design, soil evaluation, well placement, electric service, propane and a driveway that holds up to a concrete truck all have to come together. We’ve built across Fairfield, Hocking and Perry counties long enough to plan for these early, so they don’t become mid-build surprises.

Homes designed for the land they sit on

A wooded parcel, a hillside near Hocking Hills, open acreage outside Lancaster and a lakeside lot at Hideaway Hills each ask different questions. Slope drives your foundation and drainage. Trees drive clearing and placement. Open ground drives utility runs. Rather than force a stock plan onto whatever the ground gives us, we design to the site — which is usually where the best homes come from.
